Florida fences age in a predictable way. First they get dirty, then they get green, then the finish fades, and finally the structure starts to give. The trick is to step in at the right stage.
If your fence is solid but looks green, gray, or grimy, it probably just needs a cleaning. Mildew and algae build up fast on shaded vinyl and wood, and a proper cleaning with the right pressure and cleaners often makes a fence look years younger.
If the fence is clean but the paint is peeling or the stain has faded to bare wood, it's time for a new finish. Paint and stain aren't only cosmetic. They're what keeps sun and moisture out of the boards. Prep is everything: a fence has to be cleaned and dry before new paint will bond.
If posts are leaning, boards are rotting at the bottom, or panels are cracked in several places, look at repair or replacement. Isolated problems can usually be repaired section by section. Widespread rot or failing posts along the whole line usually mean a new fence is the better investment.
